How AgenticRentOS works

How to use it

  1. Create your workspace

    Choose a plan and pay through Stripe Checkout. Your organization is created immediately, and billing starts with that first charge.

  2. Set up your property

    Enter your property and its suites and confirm the setup. Tenant and lease operations open in the same step; nothing waits on a review.

  3. Bring your records in

    Enrol in two-factor authentication, add your tenants, import a rent roll from CSV or upload lease documents, and review each record before it is created.

  4. Run it

    Leases, invoices, work orders, maintenance, messages and rent collection on your own Stripe account, for every property in the workspace.

Setting up one rented home

  1. Create your workspace on Launch

    Choose Launch at $49 a month. Billing starts at checkout, and you can change plan or cancel from your billing page.

  2. Turn on two-factor authentication

    Set up an authenticator app for your owner login. The workspace asks for it before it opens households, leases and payments.

  3. Add the house as a single-family home

    Enter the address and choose “Single-family home”. Its one unit is created for you; add bedrooms, bathrooms and square feet if you want them on record.

  4. Add the household and its lease

    Record the household, its leaseholders and occupants (up to 12 people, at least one leaseholder), then a fixed-term lease with an end date and rent due on a day from 1 to 28.

  5. Record the security deposit and the move-in

    Enter the deposit and the move-in record. Both are records only: no money moves through AgenticRentOS and nothing is held in trust.

  6. Upload the lease

    Upload the lease as a PDF to the household's record, where the household can download it. There is no electronic signature.

  7. Raise the first invoice and record payments

    Raise the first month's invoice, then record the check, transfer or cash payment you received elsewhere against it.

  8. Invite the household to its portal

    Send the portal invitation from the tenant page. The household has one login, for the person billed, and sees its home, rent and other charges in residential words.

Screening applicants, serving notices, deposit deductions and renewal decisions stay yours: AgenticRentOS does not screen anyone or send notices, and it records a deposit or a renewal only as you enter it, never deciding one for you.

A workspace you set up yourself

Five owner-side roles decide who on your team can see and change what, every record is scoped to your organization and nobody else's, and every operating screen requires two-factor authentication.

Tenant and lease operations

add tenants, sign leases into your suites, amend a lease or end one early, raise invoices, and correct a lease or an unpaid invoice before anything is paid against it. An invoice that should never have gone out you void yourself, with a reason your tenant can read: the amounts stay on the ledger as the record of what was raised, the invoice owes nothing, and no card or bank payment can land on it afterwards. Your tenants get their own portal with invoices, lease documents, messages, maintenance requests and a rent ledger.

Rent collection to your own account

tenants pay the invoices you raise on your own Stripe account, once you have connected it, so payouts land in your bank and AgenticRentOS never holds your money. You raise each period's invoice yourself; tenants pay it by card or bank transfer and can set up autopay for the invoices you have raised. Payments are recorded in your ledger; refunds, disputes and bank payments returned after they clear are handled in Stripe and are not yet reflected in the ledger. Online rent payment on the same software is in production today at Red Cliffs Professional Park, a property affiliated with the operator, whose invoices come from a billing schedule owner workspaces do not have yet.

Documents, imports and your ledger

upload lease PDFs and get a key-terms summary for your review, import a rent roll from CSV into tenants and pending leases, and export your rent ledger as CSV or PDF. Nothing is created from a document until you have reviewed it, and no model writes to your records.

Billing you control

Stripe Checkout for the plan you choose and a billing page where you change plan or cancel. Billing starts at checkout and renews on the billing interval you chose at checkout, monthly or annual; cancelling stops the next renewal and leaves every record you entered in place.

Higher-plan modules

Lease intelligence and portfolio reporting

Owner Pro: reporting across every property you own — occupancy, contract rent, outstanding and overdue balances, open work orders — and lease intelligence: terms, options, escalations and critical dates abstracted from each lease, with reminders. That module is more than the plain lease-end review list a workspace builds from recorded end dates, which raises review items and never legal notice deadlines.

Recoveries, rollover and value scenarios

Commercial Intelligence: CAM and recoveries year-end reconciliation against each lease, rollover exposure by suite and period, and property health and value scenarios. Operating reports say what the property did; value scenarios put NOI and value sensitivity around it, as decision support and not an appraisal.
